Idaho Housing Finance and Administration (IHFA) Purchase Overlays Implemented

Dear Participating Lenders:

Due to the increase in repurchase demands, IHFA has implemented the following overlays effective immediately.

For all Freddie Mac loans delivered to IHFA, the following will be required within the loan file prior to IHFA purchase:

Tax transcripts (IHFA will condition delivered post purchase loans until February 13, 2026; thereafter, it will be a pre-purchase condition.)
- Transcripts to validate any income used for qualifying.
Documentation of delivery of the CD to borrowers three days prior to closing.

Please make note of this change and notify all parties involved in the underwriting and delivery of loans to IHFA.
