Program Changes and Enhancements Coming Soon

Dear Participating Lenders:

Housing New Mexico | MFA is pleased to announce two upcoming changes. These changes are part of Housing New Mexico’s efforts to improve processes and deliver faster loan decisions. Please share this memo with the appropriate staff within your organization.

HomeForward Decision Engine — New Optional Review Process for HomeForward

The HomeForward Decision Engine is Housing New Mexico’s first step toward loan approval automation. The HomeForward Decision Engine is accessible to all users with access to PowerLender. We would like to point out that the use of the HomeForward Decision Engine is optional. Lenders may also continue to submit HomeForward loan files for review as they currently do.

The HomeForward Decision Engine will be available in the system in early March. No action on your part is needed. We created the Decision Engine with an intuitive format to ensure ease of use. As a result, this product rollout will be supported through virtual training. Training materials will become available in the Training Materials Section of the PowerLender Portal in the coming weeks. Please feel free to reach out to your assigned Homeownership Representative if you have any questions or would like to request more training.

IMPORTANT: The HomeForward Decision Engine only applies to the HomeForward products. The FirstHome loan review process stays unchanged, so please continue to submit FirstHome loans as you currently do.

FirstHome Closing Documents Changes

In May 2026, Housing New Mexico will add a new disclosure to the FirstHome program closing documents titled “Notice of Potential Recapture Disclosure.” This change is necessary to ensure that borrowers who receive Tax Exempt Mortgage Revenue Bond financing receive the required disclosure within the time set by the Internal Revenue Service. Upon approval, an additional 18 pages will become part of the Housing New Mexico closing document package.

These documents will automatically print to the portal upon loan approval. Borrower(s) must sign the acknowledgment indicating they are aware of recapture and have received a copy of the Notice of Potential Recapture Disclosure at closing. It is imperative that lenders provide borrowers with the disclosures that print directly to the portal every time, as program limits may change without prior notice. The borrower-signed acknowledgment must be included in the purchase loan package submitted to the Idaho Housing and Finance Association. The remaining pages of the disclosures are to be retained by the borrowers for their records. Borrowers with questions surrounding recapture need to consult

with a tax professional, as Housing New Mexico staff cannot give tax advice nor is the staff qualified to do so.
